Janitorial serviceClubhouses, restrooms, fitness rooms, mail kiosks, and elevators, on a recurring schedule or as a one-time deep clean.
Grounds and site detailCobweb removal, fixture and signage wipe-downs, mailbox cleaning, entry monument detail, and cigarette urn service.
Pressure and soft washingSidewalks, breezeways, pool decks, dumpster pads, entries, monument signs, and building washdowns at pressure matched to the surface.
Window and glass cleaningCommon area glass inside and out, with tracks and sills wiped rather than skipped.
Dryer vent and duct cleaningLint and debris removal from existing vents and ducts, hood and damper cleared, airflow confirmed before and after.
Trash chute and enclosure cleaningDegreasing, deodorizing, bin rotation, and full enclosure washdown.

When the program surfaces a larger exterior project, we scope it, document it, bring in the licensed specialty trade that fits the work, and stay through the final walkthrough. You contract them directly, at their price, and the record stays with your property file.

Community dryer vent program

Every vent in the building. One approval.

Lint-restricted dryer vents are one of the few fire risks a board can retire for the cost of a service visit. In attached housing, one unit's vent is every neighbor's risk. We clean every unit on one schedule, at one per-door rate, and hand your manager the documentation to prove it happened.

$69 per unit, set before we start

A typical 40-unit building with ground-level and wall terminations runs about $2,760 per service. Your exact rate is confirmed in writing after a free building walk, and the rate set at your walk is the rate on your invoice. It does not change on site.

Resident access, handled

We run the resident scheduling so your manager does not have to: posted notice windows, unit-by-unit time slots, and a follow-up list for anyone we could not reach the first time. The building gets done in days, not months.

Proof for the file

Airflow verified per unit, date-stamped photos, and a building completion report your board can drop into the minutes and hand to its insurer at renewal.

One walk. One rate. Every unit accounted for.

The walk takes under an hour and costs nothing. You get a written per-unit rate and a service plan sized to your building before anything goes to the board.

The work we do not do, we still see through.

Some repairs belong to a licensed specialty trade. Most vendors either bid it anyway or walk away from it. We do a third thing, and it costs your association nothing.

Documented, not guessed

The condition gets photographed and written up as a real scope of work before anyone quotes it. Every bid you receive answers the same question, so you are comparing prices instead of guessing at differences.

The right license for the work

We bring in specialists whose license classification actually matches the repair, and we confirm the license and insurance are current the week of the referral rather than the week we met them.

Someone in the room

We coordinate access, hold the schedule, walk the finished work against the scope, and file the photos with your records. Next year's budget cycle starts with a documented history instead of a memory.
