Who we work with
Two property types, done properly.
We would rather be the vendor who knows your buildings than the vendor who bids everything. That means a short list of property types and a service menu built around what actually degrades on them.
Office parks
Multi building campuses, medical and professional suites, and single tenant office. Entry glass and storefronts, breezeways and walkways, common area restroom exteriors, dumpster enclosures, and the exterior surfaces tenants complain about before they call you about anything else.
Retail centers
Strip centers, neighborhood retail, and pad buildings. Storefront glass on a schedule that survives foot traffic, sidewalk and entry washing, awning and canopy cleaning, graffiti and sticker removal, and tenant turnover clean-outs between leases.
What we do
Exterior work, on a schedule or on a single call.
Priced per property after a walk. We do not publish rates for commercial work, because a two building office park and a nine unit strip center are not the same job and pretending otherwise produces a number neither of us can hold.
Anything outside our scope goes to a licensed specialty trade. We scope it, document it, bring in the right license, and stay through the final walk. You contract them directly, at their price.
Pressure washing and soft washing
These are two different services, and using the wrong one costs you a facade.
Pressure washing
High pressure water against hard, sound surfaces. Concrete sidewalks, breezeways, dumpster pads, parking structure walkways, and curbs, at pressure matched to the surface rather than turned to maximum and dragged across everything.
Used on the wrong material it etches concrete, strips paint, drives water behind stucco and siding, and blows out mortar joints. Most of the damage we get called to look at was caused by a crew that only owned one setting.
Soft washing
Low pressure application with a cleaning solution that does the work chemically, then a gentle rinse. This is the correct method for stucco, painted surfaces, EIFS, wood, awnings and canopies, and anything with organic growth on it.
It also lasts longer. Pressure removes what you can see, while a soft wash treats the biological growth causing the staining, so the surface stays clean through a season instead of a month.
We tell you which one your building needs and why, in writing, before anything is scheduled. If a vendor quotes pressure washing for your stucco without asking a question, that is the tell.
How we work
A walk, a written scope, then work that is documented.
Whether it is one job or a standing program, the sequence is the same. The walk costs nothing and there is no obligation attached to it.
The property walk
We walk the site with you or on our own, photograph condition, and note what is failing, what is close, and what can wait. You get that record whether or not you hire us.
A written scope and a flat price
Line by line, with the method named for each surface. Flat pricing, not hourly, so the number on the proposal is the number on the invoice. Frequency options priced alongside the one time number, because most of this work is cheaper per visit on a schedule.
Scheduled around your tenants
Nights, early mornings, and weekends for retail and occupied office. Tenant notice coordinated with your office, and access arranged so nobody finds a ladder in front of their door at ten on a Tuesday.
A completion report, every visit
Dated before and after photographs and a written record of what was done, delivered the same day. It goes in your property file, it answers the ownership question before it is asked, and after a few visits it becomes a maintenance history for the asset.
Vendor onboarding
Certificate of insurance and an additional insured endorsement provided before the first visit. W-9 and business license on request. We are set up to go through your approval process rather than around it.
Programs or single jobs
Annual and quarterly programs for properties that need a schedule, and single scoped jobs with no commitment for properties that do not. Starting with one job is normal and we do not price it as a penalty.
One point of contact
You get a person, not a dispatch queue. The same person walks the property, writes the scope, and is on site for the work.

You can read our reports before you hire us.
Most vendors send an invoice and a promise. We publish the actual reports, with names and addresses removed, so you can see the standard before you take a risk on us. They are residential jobs, and the standard is the standard.
