The glass, the vent, the small repair you keep walking past. None of it makes a sound. All of it costs more the year you finally deal with it. A plan is simply the decision to stop deciding.

Every plan includes scheduled visits, member pricing on everything else, priority on the calendar, and a same day photo report. Cancel any time with 30 days notice. Nothing is prepaid unless you choose the annual rate.

What a year looks like

Two visits, four things that happen every time.

The process is the product. The same sequence runs whether you are on Essential or we are four years into a Coastal Estate calendar.

The glass visit

Exterior glass, screens, and tracks, done in that order and by hand where it matters. Salt spray on the coast and hard water inland both etch glass permanently once they sit long enough, and etched glass is a replacement, not a cleaning. This is the visit that protects the most expensive surface on the house.

Spring

The vent visit

Vent cleaned end to end, airflow measured before and after, dryer pulled and reconnected properly, laundry room left cleaner than we found it. Close to 14,000 home fires a year start with a clothes dryer, and dryer fires peak in the fall and winter, which is exactly when we come.

Fall

The walk

A documented pass around the house on both visits. We photograph what we see and write down anything moving in the wrong direction while it is still cheap to deal with. Findings come before any conversation about work, always.

Before and after photos of the actual work, plus plain findings, in your inbox within the hour of us leaving. A few years of reports become a maintenance record for the property, which is worth real money the day you list it.

Window and screen cleaning

Exterior, up to 20 windows

  • Screens and tracks included, not billed back to you as extras
  • $289 for inside and out on the same visit
  • Salt spray and hard water etch glass permanently once they sit. Cleaning on a schedule is the only thing that stops it
  • We work from the ground and from ladders, never from the roof
  • If the glass has not been cleaned in years, send photos. The first clean is quoted separately, then maintenance visits hold the price above

Clear glass is the fastest visible change anyone can make to a house. It is also the one people notice from the street.

Dryer vent cleaning

First vent, ground level

  • Cleaned end to end, not just the four feet you can reach from the laundry room
  • Airflow measured before and after, with the numbers on your report
  • Dryer pulled, vent reconnected, and the space behind it left clean
  • One in three dryer fires starts with a vent nobody cleaned
  • Above the first story, text us your address for a firm price before we visit

If your dryer takes two cycles to finish a load, the vent is the reason.

Book both on one visit and take $30 off. One arrival window, one photo report. And if you join the Home Care Plan within 30 days of your first service, the full amount of that first visit comes off your first year. The first visit is how you decide, not how we lock you in.

Anything else, at member pricing

Plan members take 15 or 20 percent off everything below, with no trip charge when we fold it into a scheduled visit.

Inside and out glass$289 up to 20 windows, screens and tracks included. Interior glass, sills, and frames wiped down.
Additional dryer vents$69 for each additional ground level vent on the same visit. Useful for casitas, second dryers, and duplexes.
Pressure washingDriveway, walkway, patio, or the fence the sprinklers have been feeding all year. Priced by surface, never by the hour.
TV mounting and assemblyHung level on the right anchors, cords tidied. Patio sets, shelving, and grills built.
Junk and debris haulingGarage clean-outs, green waste, and the old dryer once we have seen how it was vented.
Bulbs, batteries, and filtersReachable fixtures, smoke alarm batteries, and air filters swapped while we are already on the ladder.

That list is not the limit. Ask while we are there, and if it is something we should not be doing, we will tell you plainly and point you to someone who should.

If we find something

We tell you what we found, then we help you get it fixed right.

Washing a window is how you find the dry rot under the sill. We photograph it, explain what it is in plain language, and connect you with a licensed specialist whose classification actually matches the repair.

You will know exactly what we found.

Photos, a plain explanation of what it is and how urgent it is not, and an introduction to a specialist whose license matches the work. You hire them directly, at their price. We work from the ground and from ladders and we do not go up on roofs, so if the answer is on the roof we will say so plainly and hand you to someone who is licensed for it.
