Why most people give up on it
Holiday lighting usually fails in one of three ways.
You do it yourself
A Saturday on a ladder in late November, a third of the strands dead from last year, and a tangle to deal with again in January. The cost is not the money, it is the weekend and the risk.
You buy retail strands
Big box light strings are built to a price. They fail in the middle of a run, they never quite fit the roofline, and by year three you are buying them again.
You hire a hanger
Someone staples lights up in November and you cannot reach them in December when a section goes dark. Then the boxes come back to your garage and it is your problem until next year.
How this works instead
You are not buying lights. You are buying the roofline lit, every year, by the people who own the equipment.
The first year covers a design and build fee, because we measure your house, cut a commercial grade C9 set to it, wire it, and bench test it before it ever goes up. That set fits your roofline and no other. After that you pay a season service fee: install, keeping it working through the season, takedown, and storage. Nothing else.
Anchor keeps title to the set. We own it, so maintaining it is our cost. When a run fails in December we replace it and you never see a bill. And because the build is already paid for, every year after the first costs a fraction of what year one did.
The season, start to finish
Six things happen. You are involved in one of them.
The only part that needs you is the first one, and it takes about twenty minutes at the curb.
We measure
We walk the roofline, measure every run, and draw a design to the house. You get the number in writing before anything is ordered.
September to October
We build
Commercial grade C9 cut to your measurements, wired, labeled to your address, and bench tested before it leaves the shop.
October
We install
Clipped to the shingle line and fascia edge, never stapled or nailed. Timers set and tested. Photographed the night it goes up and sent to you.
November
We keep it working
A section goes dark, you call or text and we come out. No charge and no argument. That is what the season service fee is for.
November to January
We take it down
Scheduled with you before Christmas so January is booked rather than chased. Clips removed, nothing left behind on the house.
January
We store it
Labeled and boxed in our facility, repaired between seasons at our cost. Your garage stays empty and next November it comes back ready.
February to September

Priced to the roofline, not to a package.
Two houses on the same street can be very different jobs. A single story ranch with a clean front gable is not a two story with dormers and a detached garage, so we measure before we quote.

An exterior company first
Anchor works on the outside of homes and communities across North County all year. Lighting is one season inside that, which is why we are still answering the phone in March.

Every property we touch gets a file: measurements, photos, and what we found. Your set is built off a record, not off somebody's memory.

Insured, and local
Anchor Property Services Company, Inc., a California corporation working out of North County San Diego. We send the certificate before a ladder touches your house.
Fifteen homes, and we mean fifteen.
We install and service every one ourselves. When the slots are gone we will tell you honestly and put you first for next year rather than promise a date we cannot hold.

Questions
Before you ask
If you own the set, what happens if I stop?
We take it down at the end of the season as usual and it comes back to our facility. You owe nothing further and there is no cancellation fee. The tradeoff is that the set is not yours to keep, which is what makes year two so much cheaper than year one.
Will this damage my roof or fascia?
We clip to the shingle line and fascia edge using purpose made clips. Nothing is stapled, screwed or nailed into your house. If your roof has a condition that makes clipping a bad idea, we will tell you at the measure visit rather than after.
What if a section goes out in the middle of December?
Call or text and we come out. That is what the season service fee covers and there is no additional charge for it. We would much rather fix it than have you looking at a dark run for three weeks.
Do you do trees, entries and pathways as well as rooflines?
Yes. Tell us at the measure visit and it gets designed into the same set. Rooflines are the core of it, but wraps, entries and pathway runs are all part of the design.
Can I keep the lights up past January?
Yes, within reason. Takedown is scheduled with you and we work through January. If you want them up longer for an event, tell us and we will work around it.
Why only fifteen homes?
Because we install and service every one ourselves, and a season we cannot deliver on is worse than a season we turn work away from. The number goes up in future years as the crew does.
Do you do commercial or HOA properties?
Not this season. We are building the residential program properly first. If you manage a community or a commercial property, get in touch anyway and we will talk about next year.
